Often viewed as the 'Cinderella' functions for many firms, we bring real strengths to this sector. We continue to monitor the increasing obligations on landlords and tenants to ensure that the nature of our services and the buildings under management meet changing legal requirements.

We undertake a pro-active process of re-tendering services incorporated within any service charge, in order that outgoings for occupiers are kept to a minimum.

Our clients range from small private firms, individuals and family trusts to large public and private property companies. We also act for corporate occupiers, dealing with the management of services and buildings and associated property matters, to provide a total out-sourcing service. We tailor our services to individual clients' business requirements.

We manage and provide advice on a wide range of property throughout the UK, ranging from prestigious landmark commercial buildings in Central London to others in the regions in both single and multiple occupation.

We assist in building surveys, schedules of dilapidations, party wall awards and have been involved in the project management and design of major refurbishment and development projects.

Information and Property Management Technology

Our accounting personnel have substantial experience in property management accounting and are used to working to fixed deadlines. All accounting formats are discussed with our clients at the outset to ensure that they meet each client's particular requirements.

All invoice processing and service charge accounts is carried out at our offices in London.

Our accounts are subject to regular external audit by firms of Chartered Accountants (acting as auditors to lessees / lessors) and also comply with the requirements of the Royal Institution of Chartered Surveyors.

We use the most up to date version of the Windows based Trace computer Property Management and Accounting System (TRAMPS), a leading supplier of property management systems regarded as the "de facto" market leaders of software systems for property managers, and in use throughout the United Kingdom, Eire and Australia.

The users include property owners, pension funds, property companies, insurance groups and other property owners. As part of the continuing process of up-grading our Information Technology, individual PC's are provided to every individual member of the practice, each of whom has access to the property management database and accounts system. This system incorporates:

  • a full Property Management Accounts system for property owners
  • a forward diary and alert system for rent reviews, decorations, lease expiries and a daybook file.

The integrity and accuracy of information on our database is fundamental to our operation as managing agents. As a result, when taking up new instructions, it is our policy to check all data entered. In addition, modifications to the database (which is password protected) may only be undertaken by the accounts team that operates within our practice.

To facilitate speed of response, in addition to fax and telephone communications, each member of the asset management team is provided with their own e-mail address for ease and speed of communication. Within the practice, we have also established our own intranet, which allows direct communications between individuals and/or departments.
